Unauthorized notarial deed

A notarial deed as an authentic deed contains 2 legal actions: 1. acknowledgment of debt and 2. absolute power to sell land, so this deed has violated the adage that an authentic deed only contains one legal act. Such a notation deed does not have an “executorial title” ex Article 224 HIR and is invalid. Likewise, “absolute power” is contrary to the instruction of the Minister of Home Affairs No. 14/1982 so null and void.
